Clavon
URA launched a public tender on 1 Mar 2019 for a 99-years leasehold residential site in Clementi Avenue 1 under the Government Land Sales (GLS) programme and was awarded to UOL-UIC with a top bid of $491.3 million, which works out to $788.31 per square foot per plot ratio (psf ppr).
Clavon acquired it's name from "CL"ementi "AV"enue "ON"e as it is located along Clementi Avenue 1 beside the recent TOP development, The Clement Canopy which was also developed by UOL Group. This site sits on a 16,542.7 sqm of land with a plot ratio of 3.5 which has a permissible gross floor area (GFA) of 57,900 sqm. The maximum building height allowable is 140m and can build up to 640 residential units including condominiums, flats or a combination of strata landed houses and flat together with a childcare centre within the development with a minimum GFA of 700 sqm.
Clavon is a premium development that has a 37-storey with 640 units that offer extensive view of the west coast in the southern direction and the Bukit Timah Nature Reserve to the northern direction.
This site is expected to have a strong demand due to the close proximity to Nan Hua High, NUS High School, Singapore Polytechnic and the National University of Singapore.

Connectivity
Clavon lies approximately 800m to Clementi MRT Station which is the oldest East-West MRT line in Singapore that runs from Pasir Ris in the east to Tuas in the West. This MRT line is the second line to be built which comprises of a total of 35 stations running a total of 57.2 km. Within 25 minutes from Clementi MRT, you will be able to arrive at Raffles Place which is the core financial centre of Singapore.
